Access Statement for West Barn

 

Introduction

West Barn is situated in the village of Skelton, 6 miles from the market town of Penrith. The property is in a quiet courtyard setting, off the main lane through the village, along with 2 other holiday cottages. It is a 3 bedroom property, one of which is a ground floor bunk room. The accommodation has been designed to comfortably sleep up to 6, at least 2 of whom would ideally be children using the 1720mm/68ins long bunks.

  • Skelton has street lighting and footpaths throughout much of the village. However, walking outside the central village involves ‘on road’ walking.

Key Collection, Welcome and Car Parking

  • Access in and out of the courtyard from and to the public highway is via a sloping driveway.
  • To maintain the privacy of the yard there are electric gates at the top end, operated by means of a keypad.
  • A keypad code will be sent in the post 1 week prior to arrival (or immediately for late bookings).
  • On arrival, pull on to the driveway and stop in front of the black line.
  • Enter the code on the keypad to the right of your vehicle.
  • The gates will then open automatically towards you; they operate via a timer and sensor and will close automatically when the way is clear.
  • Drivers of larger vehicles may find entry on to the driveway easier if approached from the south of the village.
  • All drivers will need to take care as they exit the driveway and use the mirror opposite to aid visibility.
  • The key for the property will be in a key safe next to its main entrance.
  • This safe also has a keypad, the code for which will also be sent in the post 1 week prior to arrival (or immediately for late bookings).
  • Whilst no one will be present at the property to welcome guests, comprehensive information for guests is provided in the property including a phone number for any queries
  • There is a car parking space with generous side spaces, in the courtyard, 3m/9ft9ins from the main entrance to West Barn. A second parking space is available by prior arrangement.
  • A level flagged surface forms the way from the parking space to the main entrance.
  • The courtyard and entrance to West Barn are well lit with timed emergency lighting.

 

Entrance to Property

  • There are no steps or handrails into West Barn. The threshold is only slightly raised.
  • The front door is 850mm/33.5ins wide. (NB IMPERIAL CONVERSIONS MAY NOT BE AS ACCURATE AS THE ORIGINAL METRIC MEASUREMENT)
  • There is an outdoor light very close to the entrance and the hall is well lit by a ceiling light (both also provide emergency lighting).
  • The floor in the hall is Amtico (a quality vinyl flooring material) with a thin absorbent doormat.

 

Halls, Stairs, Landings, Passageways

  • The area is lit by a combination of ceiling and wall lights (emergency lighting).
  • The width of the hall is 1160mm/45.5ins.
  • The stairs and section of hall leading to them is 800mm/31.5ins wide.
  • There are 13 carpeted stairs leading to the 1st floor.
  • The stairs wind and have a non continuous hand rail.

 

Sitting Room/Lounge

  • The sitting room is open plan to the dining and kitchen areas.
  • The area has level access from the hall and has doors out to a small enclosed patio.
  • The door width is 790mm/31ins. The patio doors width is 1380mm/54ins.
  • The area is furnished with 2 settees and 2 armchairs, 2 footstools and a coffee table. The furniture is moveable with spaces between.
  • The TV has a text facility.
  • The area is lit by recessed lighting, there is a floor standing up-lighter with adjustable reading lamp.
  • The floor covering is Amtico with a thick rug in front of the recessed electric fire and a thin doormat by the patio doors.

 

Dining Room

  • The dining room is an area open plan to the lounge and kitchen areas.
  • The area has level access from the hall.
  • The door width is 790mm/31ins.
  • There is room at the end of the table for a wheelchair.
  • The clear height under the table is 710mm/28ins.
  • Fixed seating is provided along the sides of the table by 2 banquettes (each seat 3).
  • Lighting is provided by wall lights.
  • The floor covering is Amtico.

 

Kitchen

  • The Kitchen is an area open plan to the lounge and dining areas.
  • The area has level access from the hall.
  • The door width is 790mm/31ins.
  • The oven has a drop down door, the handle height is 740mm/29ins.
  • The hob height is 940mm/37ins.
  • The microwave oven has a side opening door and sits on the work surface which is 940mm/37ins high.
  • The highest shelf in the fridge is 1730mm/68ins and the lowest drawer 1070mm/42ins.
  • The highest freezer drawer is 760mm/30ins, the lowest 400mm/16ins.
  • The highest shelf of the wall cupboards is 1880mm/74ins, the lowest 1400mm/55ins.
  • The sink has a ¼ turn mixer tap.
  • The kitchen area is lit by recessed and over counter lighting.
  • The floor covering is Amtico.

 

Bedrooms and Sleeping Areas

  • There is 1 ground floor bedroom and 2 first floor bedrooms.
  • The door width of the ground floor bedroom is 790mm/31ins and those of the first floor bedrooms are 700mm/28ins.
  • The furniture layout in the bedrooms does not allow for much movement of furniture.
  • Colour contrast of floors, walls and doorways is good.
  • The floor coverings are short pile carpet.
  • The TVs have subtitle facility.

  • The ground floor bedroom has bunk beds 91.5mm/3ft wide and 1720mm/68ins long. This is slightly shorter than a standard bed and therefore ideal for those whose height is below around 1600mm/5ft3ins. The lower bunk is 510mm/20ins high and the top 1400mm/55ins. The clear space beneath the lower bunk is 280mm/11ins.
  • The room is lit by a combination of recessed lights, wall lights over bunks and a lamp on the dressing table.
  • There is a triple wardrobe with drawers beneath and a dressing table and stool.

  • The first floor ‘zip and link’ bed room provides either twin beds (915mm/3ft wide) or a superking bed (1830mm/6ft wide). The beds are 660mm/26ins high. There is walking space at 3 sides of the bed in either combination.
  • The room is lit by wall lights (including 2 over bed reading lights) and a dressing table lamp.
  • There is 1 tall chest and 2 lower level chests providing drawer space and a dressing table with stool. To maximize space within the room, the wardrobe is positioned just outside the door, on the landing.

  • The first floor king size bed room has a 1525mm/5ft wide bedstead with a mattress height of 560mm/22ins and 280mm/11ins clear space beneath.
  • There is room to walk on 3 sides of the bed.
  • The room is lit by wall lights, bedside reading lamps and a lamp on the chest of drawers.
  • There is a dressing table with stool, bedside table, large chest of drawers and a wardrobe.

 

Bathrooms, Shower-rooms and Toilets

  • The ground floor shower room has a door width of 790mm/31ins with an outward opening door.
  • There is a compact shower cubicle with a 730mm/28 ¾ins tray with a 130mm/5ins raised lip. The door is bi-fold. The controls are ¼ turn.
  • The WC is 400mm/16ins high.
  • There is a pedestal washbasin 840mm/33ins high with ¼ turn taps.
  • The room is lit by recessed lighting.
  • Colour contrast of floor, walls and doorway is good, dark wood floor, white walls, oak doors. Towels are white.
  • The floor covering is Amtico.
  • There is a pull cord alarm to alert your fellow, in-house guests that assistance is required in the shower room.

  • The first floor bathroom has a door width of 700mm/28ins.
  • There is a freestanding bath with lever style filler and separate, large, walk in shower enclosure with 150mm/6ins raised tray.
  • The WC is 400mm/16ins high.
  • There is a pedestal washbasin 840mm/33ins high with ¼ turn taps.
  • The room is lit by wall lights.
  • Colour contrast of floor, walls and doorway is good, dark wood floor, white walls, oak doors. Towels are white.
  • The floor covering is Amtico.

 

Laundry/Utility Room

  • The washing machine is located in the understairs cupboard to minimize noise disturbance in the open plan living area.The door width of the cupboard is 600mm and opens to reveal the machine directly behind it. The cupboard is lit with fluorescent lighting.
  • The tumble dryer is shared with one other property and is situated in North Stables approx. 10m/33ft (across the level flagged courtyard) from West Barn. There is 1 step down in to the drying area which is lit by an automatic fluorescent light.

 

Garden

  • From the open plan living area, patio doors with a slight raised threshold and a width of 1380mm/54ins open out to a small, enclosed level, flagged patio. There is a table/ seating for 6 during the summer months.

 

Additional Information

  • On site we have a number of aids that may be of use to those with additional needs e.g. raised toilet seat, shower seat, vibrating pillow pad for fire alarm. Please enquire if you feel such an item will enhance your stay and you wish to book it in advance.
