This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.

Access Statement for Fairfield



Fairfield is situated in the small rural village of Priest Hutton, 3 miles from the market town of Carnforth. The property is positioned on the main lane through the village and is set back from the road. It is a 7 bedroom property, two of which is on the ground floor. The accommodation has been designed to comfortably sleep up to 14, at least 4 of whom would ideally be children as 2 sets of bunk beds are installed.

Key Collection, Welcome and Car Parking

  • The key will be in a key safe next to the main entrance. This has a combination lock, the code for which will be sent in the post 1 week prior to arrival or immediately for late bookings.
  • Whilst no one will be present at the property to welcome guests, comprehensive information for guests is provided in the property including a phone number for any queries.
  • There is generous car parking on the tarmac. forecourt for at least 6 vehicles, the nearest space being 8m/26.4ft from the front entrance (incuding 8 flagged steps). The car parking/front door area benefits from automatic lighting.


Entrance to Property

  • There are 8 steps to climb to reach the main entrance, 4 of which have a hand rail.
  • There is no level access to the property. An alternative access is approx. 20 m/66 ft from the nearest parking space to coservatory door, up a grass slope, through a 1m/39.25 ins wide gate, up 1 shallow outdoor step, over further grass and 1 step up to the conservatory. In dry weather this can be a useful way of bringing a pram in to the house after someone else has entered via the main entrance.
  • The area is lit by an outside light then a 5 light fitting in the hall.
  • Immediately outside the door are 3 flagged steps without handrail.The hall floor is solid wood with a thin absorbent doormat.


Halls, Stairs, Landings, Passageways

  • These areas are well lit by ceiling light fittings.
  • The narrowest point in the hall is 980mm/38.5ins
  • The stairs are 770mm/30.25ins wide with bannisters at 1 side
  • There are 5 stairs to the first floor sitting room and a further 8 to the landing.
  • The stairs and landing are carpeted.



  • There is a  first floor lounge. This is accessed via 5 stairs has a 737mm/29ins wide door. There is a sliding patio door to a tiled balcony.
  • There is seating for 14 provided by 4, 3 seat sofas and 2 easy chairs. There are 3 coffee tables and other fitted surfaces. The furniture is moveable but optimally placed.
  • There is a large TV with text facility and a DVD/CD player.
  • There are 2, single light ceiling fittings and 3 table lamps.
  • The floor is carpeted.


Dining Room

  • The Dining room is on the ground floor open plan to the kitchen, level access is via a 770mm/30.25ins wide opening.
  • There is space around the table for a wheelchair if a chair was moved.
  • The table seats 14 and consists of 2, 6 seat tables with corner legs, bolted together. There is 650mm clear space beneath the table.
  • The 14 chairs are upright, armless with leather padded seats and backs.
  • The area is lit by 5 uplighters and 2 floor lamps.
  • The flooring is solid wood with a tiled area in front of the multifuel stove and a thick piled rug in the seating area which consists of a non-moveable corner soft seating unit for 6.
  • A fireguard for the stove is available and is stored in the laundry room.
  • There are 2 external doors leading to the front and back gardens.



  • The kitchen is on the ground floor, level access is from the open plan dining room opening width 770mm/30.25ins, the ground floor bedroom, the laundry room, the ground floor sitting room and the hall all with doors 710mm/28ins wide.
  • The double oven has a lower fan oven the base of which is 730mm/28.75ins above floor level and the top is 1180mm/46.5ins above. The drop down door has a handle near the top. The upper oven/grill is 1190mm/46.75ins above floor level at its' base extending to 1470mm/57.75ins at the top where the handle to the drop down door is positioned.The controls for both ovens are at a height of 1530mm/60.25ins.The gas hob is 890mm/35ins high.
  • The Rayburn cooker hob height is 940mm/37ins high. The oven doors are side opening,the handle of the lower oven is 340mm/13.3ins high and the upper one is 730mm/28.75ins.
  • The work surfaces are 890mm/35ins high. The microwave oven is placed on a surface.The table is 760mm/30ins high.
  • The kitchen fridge has pull out shelves/drawers. The lowest is 380mm/15ins, the highest 720mm/28.25ins.
  • The kitchen has a table and upright, armless chairs for 4. Clearance under the table is 655mm/25.75ins.
  • The lowest shelf of the wall cupboards is 1520mm/59.75ins, the highest is 2015mm/79.25ins. A step stool is provided. There is some scope for guests to move cupboard contents but this would result in a shortfall of storage space (some base units are left empty for guests food).
  • There is a mixer tap with 2 lever action.
  • The kitchen is well lit by a mixture of recessed, flourescent and over counter lighting.
  • The foor covering is vinyl tiles.


Bedrooms and Sleeping Areas

  • There are 2 ground floor bedroom and 5 second floor bedrooms, the door widths of all are 710mm/28ins.
  • There is virtually no scope for furniture movement in any bedroom.
  • One  ground floor bedroom has a double bed with a height of 620mm/24.5ins. There is a 195mm/7.6ins clearance beneath. Spaces around the bed are 1240mm/48.75ins, 540mm/21.25ins and 690mm/ 27.2ins
  • The  ground floor twin bedroom has 2 doors, 1 opens into the hallway, the other, the kitchen. Both doors have level access. other ground floor bedroom has twin divan beds.
  • The second floor bedrooms comprise of:
  • A compact double room with double cabin bed (drawers/shelves under)620mm/24.3ins high. Spaces around the bed are 900mm/35.4ins, 630mm/24.75ins and 530mm/20.75ins.The vanity cupboard basin is 830mm/32.7ins high.
  • 2 bunk bed rooms with sturdy, 3 ft wide, full length bunks with drawers beneath. The bottom bunks are 670mm/26.3ins high. The top bunks are reached by a 3 rung ladder, they are 1430mm/56.25ins high, with a safety rail.
  • A spacious room with a king size bed, 550mm/21.7ins high with 220mm/8.7ins clearance beneath. There is plenty of space on all 3 sides of the bed.
  • A twin room has 2, 3ft wide divan beds, 570mm/22.5ins high. space between the beds is 400mm/15.75ins and 50mm/19.7ins to the side of one. The vanity cupboard is basin 820mm/32.25ins high.
  • All bedrooms are well lit with ceiling lights plus additional lamps according to the size/facilities of the room. All beds, including bunks have bedside lights.
  • In many of the bedrooms the contrast colour of floor, walls and doorways is subtle.
  • All wardrobes have high hanging rails.. There are short pile carpets in the bedrooms.


Bathrooms, Shower-rooms and Toilets

  • The ground floor bathroom has level access from the hall (and from the ground floor bedrooms , via the kitchen).
  • The door opening is 710mm/28ins wide.
  • There is a large semi circular walk in shower enclosure with sliding doors with a raised lip of 145mm/5.75ins.
  • The WC height is 425mm/16.75ins
  • The pedestal wash basin is 840mm/33ins high with a single lever mixer tap.
  • The bath has a single lever mixer tap and a retractable shampoo spray.
  • The room is well lit by recessed lighting
  • The colour contrast of floor, walls and doorways is subtle (floor and walls have same matt ceramic tiles in different format).
  • All towels throughout are white.
  • The second floor bathroom has a door width of 710mm/28ins wide.
  • There is an overbath shower with a curtain. The bath side is 600mm/23.7ins high. There is also a shampoo spray.
  • There is a basin 870mm high, fitted in a vanity cupboard.

  • All taps are individual hot and cold with traditional cross heads.
  • The colour contrast of floor, walls and doorways is subtle.

  • There is a shower over a 750mm/29.5ins deep Japenese style bath. A step 390mm/15.4ins eases entry in to the bath. The basin fitted in a vanity cupboard is 860mm/33.8ins high.

Laundry/Utility Room

  • The laundry room has level access from the kitchen and conservatory.It houses a washing machine and tumble dryer and fridge and freezer.
  • The door opening is 710mm/28ins wide from kitchen, 845mm/33.5ins from conservatory.
  • There is a sink with a twist action mixer tap.
  • The fridge is 940mm/37ins at the lowest drawer and 1360mm/40.75ins at the highest shelf. The freezer in here is 470mm/18.5ins at the lowest drawer, 1420mm/55.8ins at the highest.

  • A conservatory has level access from the laundry room through a door 845mm/33.5ins wide. The sliding patio door in to the garden is 775mm/30.5ins wide with a step down on to a single row of flags, then level lawn.

  • The garden has a mixture of surfaces.
  • From the dining room there is a step down on to a small decked area with a further step on to a flagged patio with an outdoor table and 12 chairs.
  • There is a small area of level lawn with the majority of the garden being sloping, especially the field with the swings/play area.
  • The sunbathing terrace is accessed by 3 flagged steps from the sloping lawn , 6 loungers are provided.
  • The lawn has access via 3 decked steps on to a 'coffee deck' with 3 rattan armchairs and 2 coffee tables.
  • there are no garden paths as such, movement around the garden involves walking accross grass


Additional Information

  • Colour contrast of floor, walls and doorways is subtle throughout much of the property. However some areas have a contrasting floor and walls, e.g. hall/landing, kitchen, dining room, laundry, first floor sitting rooms, ground floor, master and 1 bunk bedrooms.
  • There are hospitals in Lancaster, 10.3 miles away and Kendal, 12.5 miles away. The nearest GP surgery is Ash Trees in Carnforth, 3 miles away. Further details are displayed in the property.
  • Free wi-fi internet access is available throughout house and garden. Hard wired access also available but please bring your own cat. 5 lead.
  • Mobile phone reception is good.

Future Plans

  • We are looking in to installing a handrail to improve access to the front door.
